Each input is scored, sourced, and documented — no unconfirmed figures enter the record.

 

Entitlement & Zoning Analysis

 

We evaluate existing zoning, PUD conditions, and permitted uses against the target buyer's operational requirements, identifying the lowest-risk, most cost-effective path to entitlement for energy-intensive industrial uses, including the PUD amendmenet procesas where applicable.

 

Investor Packaging

 

We produce buyer-facing materials — fact sheets, infrastructure summaries, and data room content — written for sophisticated industrial and real estate investors. Our materials reflect confirmed infrastructure, accurate technical specifications, and precise positioning for the correct buyer vertical.

 

Utility Coordination

 

We engage directly with electric, gas, water, and fiber providers on behalf of landowners and developers — submitting interconnection study requests, coordinating pre-application calls, and obtaining written confirmation of capacity and timeline. We translate technical utility language into terms that matter to investors.

Current Active Engagement

 

Concept Evolutions is currently engaged in infrastructure due diligence and investor packaging for a 150-acre industrial-zoned parcel in western North Dakota. Infrastructure confirmed to date includes site-adjacent 345 kV high-voltage transmission, 400 Gbps lit buried fiber, a 16-inch industrial reuse water line with significant excess capacity, and gravity sewer with direct tie-in potential. The engagement encompasses utility coordination with electric and fiber providers, municipal pre-application coordination, and preparation of investor-ready materials targeting data center developers and colocation infrastructure buyers.
